When will we need to pay for Fluent ADS services?2019-03-29T16:33:10+00:00

50% of the agreed fee will be payable upon the completion of your survey, once received we will commence the design work.
Once the plans have been completed and agreed upon, you will receive an invoice for the final balance. On the receipt of this payment the finalised drawings will be released to you for your records and your application submitted on your behalf.

How long is the planning permission/lawful development certificate valid?2019-03-29T16:32:47+00:00

Once granted this is valid for 3 years from the date issued, should you begin your build within this time your permission will be extended to 5 years from issue.

What is a Party Wall agreement?2019-03-29T16:32:20+00:00

Party Wall Act 1996 applies to builds that include:

  • Work on an existing wall shared with another property
  • Building on the boundary with a neighbouring property
  • Excavating for foundations near a neighbouring property

If any of these factors apply, you must give notice to your neighbours before you commence your build. A Party Wall Surveyor may need to be instructed to oversee the agreement. Please feel free to discuss with the Fluent team.

What is Neighbour Consultation Scheme?2019-03-29T16:31:19+00:00

For a period of five years, between May 2013 and May 2019 the government has introduced a new scheme that allows single storey extensions to be built between 4 and 8 meters for detached houses and 3 to 6 meters for all other houses. Scaled drawings must be submitted along with the appropriate application.

Permitted Development Rights are only valid for residential properties. This may also be referred to as Lawful Development.The rights stipulate the height, width, material, use and other factors of the proposal.

How long until I receive the outcome to my planning application?2019-03-29T16:30:21+00:00

Typically, a planning decision is reached with 8-10 weeks from submittal, this does however depend on your application type and the complexity of your project.

Are amendments to the plans included in our package?2019-03-29T16:29:57+00:00

Yes, we will work with you to ensure the design fully meet your requirements and amendments are therefore included in your package. Should you wish to add an additional element, for example an extension or change the original brief however we may need to requote.

How long will the design process take?2019-03-29T16:28:48+00:00

We strive to create your planning drawings within a short timeframe, aiming to complete a full survey within one week of your consultation. The first revision of your plans will be delivered within two weeks of your survey. Your designer will then invite you to comment on our proposal and make any minor amendments, once approved the final proposal will be submitted to the local authority.
