    Home Owners

    From initial meetings to producing plans and finding you a builder Fluent will guide you through each step of the way. Many of our customers have never been through this process before so we have broken the cost and process down into small easy to follow steps.

    We have a specially designed CRM system that will track your initial enquiry right through to us coming to visit you to see your completed project which means we know where you are at the click of a button.

    We offer a FREE consultation at your property with one of our head designers or company directors where we will discuss your ideas and give planning feasibility advice. Within 3 days of your consultation you will receive an email from us with your full written quotation outlining our services at a FIXED Price.

    The quote is easily laid out with lots of information to give you an overview of what to expect from us and what we expect from you.

    Within the email body of your quote there will be a quote acceptance link, once you have completed the online form and accepted our quotation a member of the team will contact you to arrange the measured survey of your property within a maximum of 5-7 working days.

    Once the survey has been completed we will issue an invoice for 50% of the agreed fee.

    Plans & Designs

    We understand that you don’t want to be waiting weeks to see your plans for your exciting new extension and our promise to you is to have the first revision of your plans will be issued to you within two weeks of the survey being completed. Your plans will normally be emailed to you unless specified otherwise.

    If you would like to make any alterations to your plans this is also included free of charge within the price we quote. One of the main reasons that we offer a fixed fee for our services is that the majority of our clients have never been through this process before, or are not sure how much space there new extension is going to give them

    The fastest and most efficient way of us dealing with changes to the plans is via email however we understand that is not always easy to articulate what you want in an email.

    For this reason we can either set up a phone / conference call or screen share with multiple viewers where we can even give you the ability to view and even take control of our screen.

    You will be able to call or email the office where one of the team will be able to book in your drawing review. If emailed we will aim to have your revised plans back within 72 hours or if you would like to arrange a phone call or screen share this can normally be arranged with 48-72 hours with the revised plans to follow.

    We also offer an on-site drawing review at no extra cost where we can come to your property or you can visit our office and sit with a designer to review your plans and discuss your changes. Following your design review meeting we will aim to have your revised plans sent to you within 48-72 hours.

    Planning/Submitting your plans to the council

    Once you have signed your plans off we will issue an invoice for the remaining balance including any local authority fees. Your plans will be submitted to the planning department via the planning portal by our in house ex local authority planning consultant. You will receive and email to let you know that your plans have been submitted.

    The registration process can take anywhere between few days to three weeks depending on the council and there workloads. Once registered you will receive another email from us with the application details and target decision dates.

    We will maintain contact with the assigned planning officer via email and phone to discuss your application and any concerns that they may have with the design to give you the best possible chance of obtaining permission.

    Once approved the next steps will be the production of building regulation plans and obtaining a quotation from a structural engineer for any structure steel or timber elements to your project. If planning is refused we will alter the plans based on the planning officers comments and submit your application at no extra cost.

    Building Regulation plans

    With the information obtained during our measured survey in the stage above we are able to upgrade your planning drawings and create a full set of building regulation plans.

    These plans will detail the construction methods for the builder to follow during the build. We can also assist with obtaining quote from private building control companies along with submitting building notices and full plan approvals to the council building control department or the private inspectors.

    Structural calculations

    Fluent are able to obtain a quotation from structural engineers that we recommend to use and that we have worked with on our previous projects.

    However if you or your chosen builder has a specific company they would prefer to use then we are more than happy to send them the relevant plans and information they require. If using a company that we recommend we will do all of the liaising on your behalf.

    Party Wall

    Following the completion of the building regulation plans and structural calculation please be aware that most projects on semi and terraced houses along with some detached require a party wall notice to be in place prior to starting your project.

    Fluent do not do this on your behalf however we do have a trusted surveyor that we put you in touch with to assist you.

    Finding a Builder

    Fluent work with a large network of trusted builders that we can put you in touch with to complete your project. All of the builders that we recommend have been personally vetted by our company directors but visiting there previous projects and speaking with their clients so you know the builders we recommend will finish your build to a high level and follow the same mortals as our business.

    After Care and Keeping in Touch.

    Although the plans that we have supplied are sufficient for the builder to complete your project we do not just disappear when the build starts . If the builder has any questions during the build they are more than welcome to contact us where we will be more than happy to assist. We do advise that the builder reviews the plans and site conditions prior to starting the build as this way the plans can be adjusted to their specific requirements before any work is commenced.

    One of the biggest satisfactions that we have at fluent is seeing our designs come to life and visiting completed projects to see how our plans and ideas have changed the way our client use their house and live day to day. We would love to be kept up to date with the progress of your build and also have the opportunity to come and visit you when the build has been completed. We have even bring a bouquet of flowers and bottle of champagne for you to enjoy in your new transformed home.
